This is a new building.......just look at the amount of work that ws done and is ongoing.......

  1. -Building was full of junk garbage.  12 bins and trailer loads to the landfill.

  1. -Complete demolition of the inside of the structure to expose all building materials, roof trusses, wiring and plumbing.

  1. -Framed new 2X4 walls along the exterior block walls to provide sound and heat insulation.

  1. -Repaired several bad trusses and replaced any rotten framing materials found.

  1. -Replaced tar and gravel roof with new 30 year warranty roof. Roof system developed in Europe and will probably outlast the structure.

  1. -All new plumbing throughout complete with h/c accessible bathrooms. Exhaust fans added to each bathroom.

  1. -Roof drain used to drain to back of building at surface. Existing drain to the storm sewers was plugged. Drain was power snaked and is now functional, allowing roof to drain properly to storm sewers.

  1. -Original 200 amp electrical service removed and new 400AMP service installed providing each unit with its own new 200AMP panel.

  1. -All new electrical throughout c/w CAT5 cable phone lines run throughout each unit.

  1. -Completely new HVAC systems installed. Each unit comes with brand new high efficiency furnace.

  1. -Each unit has firestop drywall and firestop tape installed in the roof and between each demising wall. All units have 5/8” drywall c/w firestop tape on all joints.

  1. -2X6 demising walls insulated for both sound, fire and heating efficiency.

  1. -Brand new building façade featuring “Victorian” parapet design allowing lit signage for each unit.

  1. -Brand new storefront windows and doors.

  1. -Acrylic stucco and “River Rock” finish applied to the building front to harmonize with the “Whistler,Robson,Granville” feel designed for the new Chilliwack downtown.

  1. -Complete structural analysis of building integrity by Omega & Associates.

  1. -Demolition of exterior north east exposed block wall to allow new foundation to be poured.

  1. -Complete re-build of exterior north east exposed block wall c/w reinforcing concrete, re-bar etc as per Omega & Associates recommendations.

  1. -New “T-Bar Ceiling”

  1. -Old windows at rear of structure blocked in for improved security.

  1. -New fire rated steel doors at rear of structure.
